  Exposed fastener panels are the most economical option and are typically installed over solid decking or existing shingle (overlay) and are attached with fasteners that penetrate through the metal panel into the structure below. We order our fasteners in the same color as your panel to make them less apparent. The mountain rib panel is typically in a 26 or 29 gauge metal.


Concealed Fastening panels are joined together by integral locking seams and are fastened to the deck with fasteners and/or clips that are hidden underneath the roofing panels. Typically referred to as Snaplock roofing. The Snaplock panel is typically made with 26 and 29 gauge metal for durability and longevity of your roof.

If you're looking for a new shingle roof. We've got several options for you. Including a visualizer to help get a realistic view. 


Tamko ®  Heritage shingles and Tamko ®   Titan XT™  shingles are installed over a solid deck. Tamko ®  shingles are an architectural shingle rather than the traditional 3 tab that use to be used. 


The Tamko ®  Heritage ® requires a 6 nail pattern where as the new Tamko ®   Titan XT™  only requires 4 nails and has a higher wind tolerance. The new Tamko  Titan XT™ shingle comes with a new  AnchorLock™  layer technology that has a reinforced strip of polyester fabric on the back of the shingle.

TPO Roofing

Have a flat roof or porch? TPO is the option for you! TPO ties into both metal and shingle applications for a smooth transition. 


TPO is referred to as a "single ply" roofing membrane. TPO (Thermoplastic Polyolefin) is a reflective roofing membrane made of polypropylene and ethylene-propylene rubber polymerized together. Typically installed fully adhered or mechanically attached. 


TPO is a low cost option for very low slope or flat roofs. Its incredibly effective in resisting bacteria, debris, algae and dirt. It's durable flexible membrane allows to withstand punctures tears or damage from impact.

The cost can vary from how large the building is to how cut up the roof on it is. Buildings that are more cut up or have many penetrations, (chimneys, vent pipes, dormers)  take longer. The least expensive option is usually asphalt shingles.  


Shingle prices right now for installation on a standard 30 yr shingle is approx $500 - $700 per square. A square is equivalent to a 100 sq ft area which is 10ft x 10ft. Metal prices vary from $700 to $900 per square installed. 


Depending on the installation method, metal can cost almost the same on an overlay (putting metal roofing on top of existing shingles without tearing it off) as tearing off and adding new shingles. See  below about tearing off the roof. 


Depending on what the pitch is on the building will determining what roofing is appropriate for the application. Roofs that do not have the proper material installed for the correct pitch could leave you  with BIG issues. Improperly installed roofs do not allow for the roof to properly drain and let the water run off and shed like it is designed to.  


Roof pitch designations are comprised of two numbers indicating a ratio. The ratio can be shown by a division slash separating the numbers, such as 2/12 or 7/12. Depending on the pitch of your roof will determining what material is acceptable. See the list below for standard installation methods for your pitch. 

 

  • Rubber membrane (TPO): .25/12 to 3/12
  • Standing-seam metal: 1/12 to 19/12
  • Asphalt (composite) shingles: 4/12 to 20/12
  • Wood and slate shingles: 5/12 to 12/12


Asphalt shingles can typically last for about 20 to 25 years if properly maintained. Roofs that are not cared for properly may only get 12 to 15 years out of their 30 year shingle. Some of this also depends on if you live in a high wind area or are prone to big hail storms. 


Metal roofing can easily last 3o to 50 years with little maintenance. Depending on the type of panel you have installed, you may need to have maintenance done every 5 to 8 years. On exposed fastening roofs, they require re-tightening or adding larger screws. When this roof type goes through thermal expansion it causes holes in the washers to get wallowed out. Thus requiring new and bigger screws throughout. 


Standing seam or concealed fastening requires very little to no maintenace. The most common wear and tear items on this type of roof are the penetrations or flashings. The boots and collars on the pipes will eventually wear down from the UV rays. 


It's recommended to hire a professional to walk the roof yearly to check for any signs of wearing, failing or cracking in any roof system. Regular maintenance will keep your roof in better condition preventing bigger issues in the future. 


If you are concerned about going a more eco-friendly route. Metal roofing is going to be your best option. Some metal roofing can be made from recycled materials. They absorb 1/3 rd less heat than traditional asphalt shingles.  


With the life span of a metal panel, most are being re-used rather than tossed! Asphalt shingles are made from materials that are harder to recycle and there for end up in the land fill.  


Each product comes with its own warranty. By default, All Custom Exteriors offers a 2 year LABOR warranty on ALL new installations. Product warranties will vary by product and coverage. 


Metal roofing panels are covered by the manufacturer paint warranty. You can read more about it HERE. 


Asphalt shingle installations have a great manufacturer warranty that will cover defects in your shingle if it is a manufacturing issue. Because we are a Tamko PRO Certified Contractor, we can offer an "Enhanced Mastercraft Warranty"  for our Titan XT shingle.  Read more about the warranty HERE. 


Not always! It depends on how many layers you have on the building and what the condition is like. Your estimator will let you know if tearing off your roof is optional. 


Typically we can go over the top of 2 layers of shingles if covering with metal and there are no issues with the roof. If you have a current or ongoing leak...always tear it off and let them troubleshoot what is going on.
